Though “Low Maintenance” is currently trending in some markets, Blackrock Homes has delivered beautiful homes that showcase Low Maintenance elements for nearly seven years. Blackrock has fine tuned their Urban Series with an impressive list of standard specifications, and by including beautiful elements that double as Low Maintenance features, these homes have an added layer of  long-lasting value. As a result, we aptly refer to this grouping of specifications within our “Style with Staying Power” brochure. Here are a few of our favorite elements that may surprise you:

 

LVP Flooring (LVP)

LVP Flooring: Luxury Vinyl Plank (LVP) has the realistic look of planks of hardwood floor but does not expand and contract like many true hardwood floors. You will find it throughout the main living areas, as well as in the entries. This high performing element is easy-to-clean and known for being impervious to water, so an excellent choice for traffic areas, pets or small children. 

 

Sheet Vinyl

Sheet Vinyl: This product generates a lot of curiosity with its linen texture and seamless finish. You will find sheet vinyl in our bathrooms and laundry areas. As a commercial grade product, the 1/8″ thickness and a bit of cushion makes for a pleasant surface underfoot. To clean, simply wipe down with a damp cloth and your favorite all purpose cleaner.

 

Stained Cabinets

Stained Cabinets: Blackrock Homes purposely offers stained cabinetry in the bathrooms. Stained cabinets hold up better to moisture and offer increased longevity for this high humidity space.  

 

Quartz Stone Surfaces

Quartz Stone Surfaces: Blackrock Homes has generous stone packages within their home collections. Three of the four interior finish packages feature Quartz. This non-porous stone has several desirable qualities including durability, scratch and heat resistance, consistency in look and color, and even some antibacterial qualities. Another advantage is that Quartz does not need to be polished or resealed.  Stay tuned, tariffs may price quartz out of the market.

 

Roofing

Roofing: Long-term architectural composition shingles in classic black. This important exterior element offers a Limited Lifetime warranty for manufacturer defect, it includes a 15-year non-prorated period and is fully transferable*. This warranty is for the homeowner and will cover 100% of any manufacturer failure in the first 15 years.        

* Becomes a 30 year prorated warranty upon transfer

 

Xeriscaping

 Xeriscaping: Growing in popularity, xeriscaping offers an aesthetically-pleasing look that is both beautiful and low maintenance. Drought tolerant plant material flourishes in our high desert climate and reduces the need for heavy watering cycles in the hot summer months. An added benefit is the appeal of conserving water and preserving our natural resources. The two story homes feature classic xeriscaping in the front yards.

 

Lawncare

Lawncare: To continue the low maintenance theme, all lawncare is provided by the neighborhood’s homeowner association. This includes limited fertilization, sprinkler maintenance and winterization for the front and back yards. So in the event that there is a dry spot in your lawn that needs some professional assistance, simply call HOA management and someone will be sent out to resolve the issue.
